The cost of real estate in elite clubhouses of Moscow is named


Average price of 1 sq.m. m in elite clubhouses in Moscow exceeded 2 million rubles. At the same time, 54 lots were sold in the first quarter of 2025, which is comparable to the level of demand in the same period of 2024. This follows from the data of the developer Rariteco, which we have reviewed.
Analysts refer to the club format in the capital as 21 projects in the active stage of implementation. In total, 1,140 lots are represented in them.
The rating of areas that are most popular with buyers of club housing is headed by Khamovniki (including Ostozhenka): 27 lots were sold here, which is half of all sales in the first three months of this year. In second place is the Meshchansky district, where 17 lots were sold. The number of transactions was evenly distributed in the remaining districts.
The weighted average price of the "square" has increased in those clubhouses whose construction is nearing completion, that is, their completion date is planned no later than the second quarter of 2026. The price in such houses exceeded the mark of 2 million rubles per 1 sq. m.
Experts also noted a surge in buyer interest in penthouses and lots with specific characteristics. According to them, this is due to the fact that regional investors have returned to the Moscow luxury real estate market, for whom panoramic views of the sights of the capital are of paramount importance.
"We are witnessing a noticeable increase in investment interest: buyers are eager to invest in a stable asset against the background of an unstable economic situation. Despite the price increase, demand for expensive lots remains at a fairly high level, due to a shortage of profitable offers in prestigious locations in the capital and a reduction in the launch of new facilities on the market. This increases interest in projects that are already in the mature stages of construction," said Ekaterina Borisova, Director of Development at Rariteco.
She suggested that the positive dynamics will continue in the second quarter of this year, with an expected increase in the number of transactions in the high—budget segment.
Earlier, on April 14, it was reported that the weighted average price of 1 sq.m. The cost of housing in the primary premium class market in Moscow amounted to 795,920 rubles. Over the year, the cost has increased by 16.3%. In business class, the "square" rose in price by 4.5%, to 473,300 rubles.
