Experts named the regions as leaders in reducing prices for secondary housing
In the period from January to the end of April 2025, the maximum decrease in prices per square meter of housing on the secondary market was observed in Voronezh, Arkhangelsk and Murmansk. This was announced by the analytical center "Domclick" based on the results of the market research.
According to Domclick experts, prices in Voronezh decreased by 3.6%. In January 2025, a square meter of a finished apartment there cost 110 thousand rubles, but by the end of April the price was 103 thousand rubles.
Arkhangelsk (-3.5%) and Murmansk (-3.4%) took the second and third places with almost identical price reductions.
In Chelyabinsk, the price of a square meter of housing on the secondary market fell by 3% or 3.2 thousand rubles, and in Stavropol — 2.7%. In Petropavlovsk-Kamchatsky (-1.5%), as in Abakan (-0.7%), secondary housing is getting cheaper along with primary housing.
In the capital of the Chukotka Autonomous Okrug, Anadyr, a square meter of secondary housing has become cheaper by 1.4%. Finally, less than 1% decrease in prices for secondary housing was recorded in Ryazan (-0.9%) and Nizhny Novgorod (-0.6%).
In the cities represented in the rating, analysts noted an extremely heterogeneous situation with the supply of secondary housing. For example, in Voronezh, the supply of ready-made apartments decreased by 27.3%, a similar trend was observed in Chelyabinsk (-25.5%) and Stavropol (-20.7%). At the same time, in Petropavlovsk-Kamchatsky, the supply has increased by more than 60% in less than 4 months. A more modest increase in apartments for sale was observed, including in the leading cities of the rating: Arkhangelsk (13.2%) and Murmansk (13.9%).
On average in Russia, from January to the end of April 2025, the supply of ready-made apartments decreased by 1%.
