Experts named the cities with the greatest decrease in prices for new buildings


The largest decrease in housing prices on the primary market is currently observed in a number of cities in Khakassia, Khanty-Mansi Autonomous Okrug and Mordovia, as well as in some areas of the Moscow agglomeration. This was reported by experts of the analytical center "Domclick", analyzing comparative data on the sale of apartments as of early January and the end of April 2025.
Since the beginning of the year, the average price increase for new buildings in Russia has been about 2.3%, while supply has decreased by 2%. Nevertheless, in many Russian cities, including regional centers, the cost per square meter of new buildings decreased. Among the cities where new buildings have become cheaper, the price reduction averaged 4%.
The city with the largest decrease in prices for new buildings was Abakan, the capital of the Republic of Khakassia. There, the square meter of an apartment in a new building has fallen in price by 25 thousand rubles. or 12.2%. In second place is Nefteyugansk, one of the largest cities in the Khanty-Mansiysk Autonomous Okrug. In this city, new buildings have lost about 10 thousand rubles in price. or 6.5%. Saransk (-5.5%), the capital of the Republic of Mordovia, closes the top three cities, followed only slightly by Petropavlovsk-Kamchatsky (-5.3%).
According to Domclick experts, the decrease in prices was largely due to an increase in supply in these cities over the specified period — for example, in Nefteyugansk, the increase in supply from January to April was about 30%.
Domclick analysts also noted negative price dynamics in the cities of the Moscow region. Odintsovo became the leader in price reduction, where the cost of sq. m. The price in the new building fell by almost 10% or 25 thousand rubles. The top three also included Klin (-6.3%) and Mytishchi (-5.8%). Here, according to analysts, the key reason could also be an oversupply. So, in Odintsovo, the supply of new buildings increased by 38%, and in Lyubertsy — by 28%.
