The cost of building houses in Russia has fallen sharply

Prices for popular materials for house construction in Russia have fallen by up to 25-30%, the federal plant Porevit told Izvestia.

"This year, due to the introduction of escrow accounts in individual housing construction and low availability of credit resources, the construction season started with more moderate demand than it has been observed for the last couple of years. Against this background, some of the basic building materials that traditionally become more expensive at the start of the construction season turned out to be cheaper by 25-30% than a year earlier", - explained Pavel Kokarev, a leading engineer-technologist of the plant "Porevit".

According to him, the cost of gas concrete popular in individual housing construction this year is lower by 30%, silicate blocks - by 22%, expanded clay blocks by 29%. At the same time cement went up in price by 10% on average, concrete by 10-15%, the restrained growth dynamics is demonstrated by roofing materials, which increased in price by only 4-5%.

"Naturally, such a significant increase in the affordability of construction of private homes provokes an increase in demand for basic building materials. Even those who planned to start construction only in the summer, are trying now to buy and bring most of them to their land plot to optimize costs, often purchasing them in installments from manufacturers," said Kokarev.

According to the expert, such a significant decrease in cost is a temporary phenomenon and as demand grows, prices will at least return to the levels of last year, the peak cost is expected at the height of the construction season in July-August.
