Experts spoke about the growth of real estate sales in Moscow
In the first quarter of 2025, real estate sales in Moscow showed significant growth in all segments of the primary market. The highest demand was recorded in the premium class, which is 61% higher than a year earlier. This was reported to Izvestia on April 28 by analysts of MR Analytics.
"The Moscow real estate market is very adaptive. Even despite the high mortgage rates, we see an increase in demand," said Leonid Savkov, Deputy General Director for Sales and Digital Marketing at MR.
According to experts, sales in business class increased by 12%, and in comfort class - by 16%. In total, 789.7 thousand square meters of housing were sold within the borders of "old" Moscow (+17% compared to last year). In the Moscow region, the growth was 24% (519.6 thousand square meters), and in New Moscow — 13% (265.1 thousand square meters).
"The huge dynamics in the premium segment is explained by several factors. Firstly, buyers who had previously focused on Western markets are now focusing on projects within the country. In addition, lower deposit rates make real estate an attractive asset for investors," Savkov explained.
Analysts attribute the growth not only to the marketing programs of developers, but also to the realization of pent—up demand - many buyers postponed the purchase of housing and are now returning to the market.
Earlier, on March 29, Andrey Serdyuk, a real estate market expert and author of the Telegram channel Realtor Academy, named the main payback factors for real estate in Moscow in an interview with Izvestia. According to him, the top 3 properties with the highest profitability and quick payback include studios and one-bedroom apartments in new buildings (up to 35 square meters), apartments in hotel complexes and apartments for daily rent (near the metro, near the TTK).
