A portrait of a mortgage borrower in the Far East has been compiled


More often than others, mortgages in the Far Eastern Federal District (Far Eastern Federal District) are taken by women who are childless and married. This is the conclusion reached by experts from the Domclick Analytical Center, who studied Sberbank's mortgage transactions for the first quarter of 2025.
According to calculations, the median age of a borrower purchasing real estate in the Far East was 37 years. Women apply for a mortgage more often: their share is 53%. The majority (58%) of borrowers are officially married, 74% do not have children. At the same time, the number of childless borrowers increased compared to the same period last year.
The average income of a mortgage taker in the Far East is 158 thousand rubles. This indicator has increased significantly year-on-year (by 48%), and significant growth has been observed in the country as a whole (almost 2 times). The trend was the result of many factors, such as rising property values, increased interest rates and stricter requirements for the financial stability of borrowers, experts believe Domclick.
Most mortgage transactions for the purchase of real estate in the Far East are concluded by local residents: the share of buyers from other regions is less than 5% — this indicator has not changed since last year. The Krasnodar Territory and Moscow are the leaders in the number of transactions among the regions outside the Far Eastern Federal District.
The median value of the property, which was purchased under the mortgage program, was 6.8 million rubles, the loan amount was 4.9 million rubles. The initial payment is 2.8 million rubles on average, and the monthly payment is 34.3 thousand rubles. The term of the mortgage loan is about 20 years or 245 months.
