Experts named the districts with the most expensive real estate in Moscow


Moscow City, Zamoskvorechye and Presnensky district topped the ranking of the most expensive locations in Moscow. This is stated in a study by Whitewill analysts, which was reviewed by Izvestia on April 25.
According to the results of the study, in 2025 Dorogomilovo (next to Moscow City) remains the leader in housing costs: the average price per square meter here is 1.21 million rubles. In second place is Presnensky district (939 thousand rubles per square meter), where the towers of the business center are located.
Moscow City remains the main business location of the capital with a fully developed infrastructure and limited opportunities for new construction. This makes the area consistently in demand and stimulates price growth," said Ekaterina Levina, Whitewill's top broker.
Zamoskvorechye closes the top three (793 thousand rubles per square meter), where the business cluster is located near the Paveletskaya metro station. Slightly lower prices are in the Belorusskaya area — 781 thousand rubles and the Khoroshevsky district (722 thousand rubles), which is part of the Leningrad business corridor.
"In some locations, for example, in Zamoskvorechye, the average price tag may be eroded due to the presence of large-scale business class projects, whereas in Dorogomilov the high cost is due to prestigious complexes on Kutuzovsky Prospekt," explains Levina.
Since 2019, the demand for new buildings in Zamoskvorechye has increased 9—fold, and in Dorogomilovo - almost 8-fold. At the same time, the number of transactions in Presnensky district decreased by 46% due to a decrease in supply in the primary market.
The most affordable prices are in the Basmanny district and at the Airport, where an average square meter costs just over 500 thousand rubles. These locations attract buyers with a combination of accessibility and proximity to business infrastructure.
Earlier, on April 20, Izvestia got acquainted with a study by analysts at Razvitie Group of Companies, which reported an increase in demand in the real estate rental market. According to experts, the Russian rental market is experiencing an increase in activity: the demand for rental housing continues to rise, as well as the amounts that rentiers request from tenants. But many Russians still prefer not to buy housing and wait for a change in the economic situation in rented apartments.
