"For example, if you need a small surcharge when exchanging an apartment, and in order not to take out a more expensive consumer loan at 50% or even more expensive, you take out a mortgage for one or two years, making a down payment of 70-90% of the cost of the apartment," the financier explained.

He also noted that now the mortgage payment scheme does not affect the benefits, since interest is charged at the same rate, and every month people pay as much as they owe the bank. With a differentiated payment, the repayment amount of the principal debt is leveled, but the principal amount is paid off faster, which is why the monthly payment is different, but rapidly decreasing.

"An annuity payment equalizes payments in equal shares, and you pay almost nothing out of the body of the principal in the first months, but pay the same amount of interest, as if stretching the repayment," Seleznev emphasized.

According to him, both mortgage repayment options are mathematically the same. Here the choice remains for the person, it is more convenient for him to pay quickly or evenly.

Konstantin Aprelev, an honorary member of the Russian Guild of Realtors, said on April 21 that the problem of today's real estate market is expensive loans, which almost halves the demand for housing, and developers are not ready to invest money in the purchase of new sites.
