Home sales in Moscow's primary market dropped by 20%


In Moscow's new buildings in the comfort and business segments, a decrease in the number of transactions was recorded by 20.3% for apartments and by 19.7% for apartments in March. Evgeny Sugrobov, Deputy director of Ricci's residential real estate department, told Izvestia about this.
"The decrease in the sold area has reached 20.6% and 22.3% for apartments and apartments, respectively. In the comfort segment, 25.4% fewer apartments were sold in March 2025 than in February. Apartments are 14.1% less in absolute terms," he said.
In the business segment, 17% fewer apartments were sold in March 2025 than in February. Apartments are 22% less in absolute terms.
"This decrease was accompanied by an increase in prices for new buildings. In Moscow, the weighted average price in the comfort segment increased by 0.7% in March, while the average purchase budget increased by 1.6%. In the business segment, the indicator increased by 1.2% in March, while the average budget increased by 1.9%. An additional impact on the situation is the expectation by potential buyers of a reduction in the key rate. Moreover, demand continues to be constrained by difficult-to—obtain mortgages, for which the conditions for obtaining them became more complicated in the first quarter of 2025," the expert emphasized.
According to him, an important trend is that buyers are increasingly choosing an installment payment tool, and solvent demand has shifted to the premium segment.
