Apartment prices in new buildings will continue to rise this summer, as the main cost factors remain: building materials and loans for developers are becoming more expensive, and there is still a shortage of workers. This was told to Izvestia on April 23 by VSN Group CEO Yana Glazunova.

"The standard factors leading to price increases have not disappeared: construction materials and project financing are becoming more expensive, and there is still an acute shortage of labor. It should also be taken into account that developers traditionally raise prices with an increase in the stage of construction readiness. Therefore, apartments will continue to rise in price — there are no prerequisites for reducing their cost," the specialist explained.

According to her, not all market segments will be affected equally. Discounts can still be found in some projects, especially in residential complexes that are close to completion but have a significant number of unsold properties.

"In some projects, it is still possible to find large discounts today, as a rule, these are in residential complexes that will be put into operation in the near future. However, there are a lot of lots left on sale for a number of reasons. In order to somehow fill the escrow accounts, developers are forced to dump," Glazunova said.

She added that the situation may change after the Central Bank's meeting on April 25, where the issue of the key rate will be considered. The regulator's decision will affect mortgage rates and, as a result, demand for housing.

Earlier, on April 20, Izvestia got acquainted with a study by analysts at Razvitie Group of Companies, which reported an increase in demand in the real estate rental market. According to experts, the Russian rental market is experiencing an increase in activity: the demand for rental housing continues to rise, as well as the amounts that rentiers request from tenants. But many Russians still prefer not to buy housing and wait for a change in the economic situation in rented apartments.
