In 2025, the average price of premium real estate lots in Sochi reached 2.1 million rubles per 1 sq. m. This was the conclusion reached by analysts of Urban and PARADE Development projects, who conducted a study of this sales sector. The data was reviewed by Izvestia on April 22.

According to a study by analysts, the price of other Black Sea locations is 4.5 times lower — 450 thousand rubles per 1 sq. m. In annual dynamics, the supply of service lots increased by 18% to 125.6 thousand square meters (2786 lots), and over five years — more than 5 times (in 2021, the figure was 24.5 thousand square meters, or 642 lots).

"Sochi, without exaggeration, has become the most popular Russian all-season resort, which has no analogues in the country. These factors combined have created a huge pent—up demand, which still does not fully cover the volume of new supply," said Daria Komissarova, CEO of PARADE Development.

Other Black Sea resorts such as Anapa, Gelendzhik and Novorossiysk cannot compete with Sochi in terms of supply and prices for service facilities. However, they show significant growth due to their low base. This year, the supply of service real estate on the Black Sea coast, excluding Sochi, increased by almost 40% compared to 2024 — from 53.4 thousand square meters to 89.7 thousand square meters. m. Since 2022, this figure has grown a record 16 times — from 5.4 thousand square meters. m.

The weighted average price of service lots in other Black Sea cities also increased by a significant 33% over the year, reaching 450 thousand rubles per 1 sq. m. Since 2022, the indicator has increased 1.8 times.

"Despite the fact that Sochi has significantly increased the pace of development of this segment, other Black Sea resorts are also significantly increasing their service offerings. Developers have already turned their attention to undervalued locations on the coast and in the mountainous part of the Krasnodar Territory, which will be actively developed in the coming years," summed up Olga Khasanova, General Director of Projector Urban.

For 15% of respondents, the May holidays are a time of working in the garden, preparing for the summer season.
