Experts estimated the cost of housing in different areas of Moscow

The lowest cost of apartments today is recorded in the areas of the Zelenograd and Novomoskovsky districts of Moscow, followed by a number of districts of the Northeastern, Eastern and Northern districts. This was reported by Domclick experts, estimating the cost of one-room apartments in new buildings in different districts of the capital.

According to Domclick, the lowest cost of apartments in new buildings was recorded in the districts of Staroe Kryukovo (Zelenograd AO), Filimonkovskoye (Novomoskovsky AO) and Bibirevo (Northeastern AO). Here, the cost of a standard studio apartment with an area of 35 square meters is 7.1 million rubles, 7.6 million rubles and 7.9 million rubles, respectively. In fourth place are the districts of Shcherbinka (Novomoskovsky AO) and Kryukovo (Zelenograd AO) with an average cost of 8.2 million rubles for a one-room apartment. This is followed by Kosino-Ukhtomsky (Vostochny AO) — 9 million rubles, Vnukovo (Novomoskovsky AO) — 9.1 million rubles, Molzhaninovsky (Severny AO) — 9.2 million rubles and Severny (Northeastern AO) - 9.6 million rubles. Yasenevo (Southwestern Autonomous District) closes the top ten, where a studio apartment will cost 9.8 million rubles.

According to experts, the relatively low price of real estate is due to the considerable distance from the center. In the areas located inside the MKAD, the low cost is a consequence of the characteristics of the proposed housing: in the listed locations, apartments are mainly represented.

The most expensive districts of Moscow today are Yakimanka, Tverskaya and Arbat. The apartment is 35 sq. m. m will cost 107.9, 91.9 and 89.3 million rubles, respectively. The high cost of new buildings is also noted in Khamovniki (67 million rubles). The listed districts are located in the western part of the center of Moscow.

At the same time, Domclick notes that the median cost per square meter has increased by 14% compared to the end of 2024. Considering that the supply has decreased by 16% over this period, experts suggest that the price increase is due to the washing out of offers in the lower price range.
