He told Izvestia on April 19 about the specifics of renovation work in such housing.

In practice, the optimal square footage for one person is considered to be a range from 35 to 42 square meters. m.: this is enough to accommodate a standard set of functional areas — a bed, a kitchen, a bathroom and a mini-living room," he noted.

According to the expert, at the same time, the layout can significantly affect the perception of space. Linear "one-liners" often lose out to angular ones, especially in poor natural light. A corner layout with windows on two sides is preferable.: it not only makes the room visually wider, but also allows you to properly organize storage and recreation areas.

Radiators, double—glazed windows, and entrance doors in most new buildings are installed formally — at the stage of commissioning, and not with an eye to long-term operation," he added.

However, replacing double-glazed windows with minimal noise insulation and radiators that cannot withstand even the first winter is standard practice. As the expert explained, professional teams usually do not even consider them as suitable elements in the estimates: they are dismantled without unnecessary discussions.

"The advantages of a monolith compared to a panel or brick are its strength, the ability to create free layouts, and the energy intensity of the structure itself. Brick "breathes", but rarely allows you to implement modern engineering solutions. The panel is cheap, but leaves limited room for customization. A monolithic house, subject to technology, combines insulating properties with reliability and ductility of shape," Orekhov emphasized.

In addition, he noted that repairs in such a one-room apartment can cost from 13 thousand rubles per 1 sq. m. m is a basic level without design solutions and with a budget finish. A more comfortable option, with individual solutions and high-quality furniture, starts from 25 thousand per square meter, not counting the cost of materials. The latter — from another 10 thousand to 20 thousand rubles per 1 sq. m. m depends on the brand and destination.
