Experts assessed the dynamics of prices in the residential real estate market


The cost per square meter of residential real estate in real terms decreased in March 2025, as did the supply price, which is typical before a possible decrease in transaction prices, while the cost of housing continues to rise. This was reported by experts from Domclick and Sberbank's Financial Analytics Center.
According to data on Sberbank's mortgage transactions, in March the average cost per square meter in the primary market of the Russian Federation increased by 0.4%, amounting to 172.1 thousand rubles. Moscow (355.0 thousand rubles per square meter), St. Petersburg (243.8 thousand rubles), the Moscow region (190.5 thousand rubles), the Republic of Tatarstan (186.5 thousand rubles) and the Leningrad Region (171.2 thousand rubles) remain the leaders in the cost of housing under construction. The lowest price level among the considered largest regions was recorded in the Penza Region, the Udmurt Republic, the Voronezh and Samara regions: 103.9 thousand rubles, 114.1 thousand rubles, 122.6 thousand rubles and 128.8 thousand rubles, respectively.
The cost per square meter of old housing, built in the last century, in the secondary market was 52.1% lower than in new buildings. If we consider modern ready-made housing, which is less than 10 years old, then it is only 12% cheaper than new buildings.
The difference between the price of a square meter The number of ads and transactions in the primary market of the Russian Federation decreased and amounted to 11.8% (against 12.6% in February). The highest values of this indicator were recorded in the Nizhny Novgorod Region (24.8%), Moscow (21.1%) and Kaliningrad Region (20.5%). Other regions popular with connoisseurs of resort real estate, the Republic of Adygea (22.4%) and the Krasnodar Territory (15.1%), also entered the top ten in terms of the gap between offer and transaction prices.
According to experts, prices for primary housing are ready to decrease. The cost per square meter continues to decrease in real terms, and the share of monthly sales does not exceed 2% of the construction volume.
