Over the past three years, the suburban real estate market in the Moscow Region has been trending towards the integrated development of rural settlements, analysts at the residential real estate department of the Ricci investment consulting company told Izvestia on April 16.

So, if earlier developers built houses with beautiful facade solutions and integrated them into the existing social infrastructure, today the advantage is not only the architectural concept, but also the availability of their own social and commercial infrastructure.

In addition, changes in the suburban market also affected the average area of houses — in March 2023, the figure was 139.8 square meters, which is 7% less than a year earlier. In the business segment in 2022, a country house usually had an area of 150 to 250 square meters, located on a plot of 8-30 acres. As a rule, country houses with an area of 250 square meters were exhibited in the premium class. m or more.

In 2024, the share of transactions with houses of 100-200 square meters. m accounted for 45.9% of the total volume. Comfort-class cottages and townhouses were presented in this category. The share of transactions with objects of up to 100 sq. m. m and 200-300 sq . m . m was 16.4% and 14.1%, respectively. Houses with an area of more than 300 sq. m. m was chosen by 23.6% of buyers.

"Thus, over the past three years, we have seen an increase in the average house area to 200-300 square meters. m. In the premium class, the house area has increased to 300-400 square meters by 2024, in the comfort segment, the average area of houses sold has remained unchanged for three years and is 100-200 square meters," said the deputy director of the residential real estate department. Analysts also noted changes in priorities when choosing private homes and in the portrait of clients.

For young buyers, the transport accessibility of the village and the availability of public transport routes nearby are important, as well as the aesthetic image of the project, convenience and efficiency in solving communal issues. Family buyers, in turn, pay attention to the proximity of schools and kindergartens, as well as the possibility of organizing extracurricular activities.

After 2022, foreign buyers became increasingly interested in suburban facilities. The leaders in transactions were buyers from the CIS countries: Kazakhstan, Belarus, Armenia, Azerbaijan. The purpose of acquiring real estate is both for investment and for moving to Russia. Buyers are attracted by the close cultural environment, as well as the simplified transaction processing process.

Clients from the Middle East (UAE, Qatar, Saudi Arabia) are also actively interested in suburban real estate. They mostly buy deluxe class properties, such as gated cottage settlements with security to diversify assets and conclude status deals.

Earlier, on January 25, it was reported that the risks of a sharp increase in the cost of private homes in Russia have increased due to the fact that it has become much more difficult to obtain approval for a soft loan application from banks. For some banks, this is a necessary measure, so they cover their risks when issuing preferential loans. Because of this, there are risks of an increase in the cost of construction and purchase of ready-made country houses by 6-15%.
