There are fewer new residential projects entering the market in Moscow


In the first quarter of 2025, sales of eight new projects started in the Moscow market of new buildings, including New Moscow. This is the lowest figure for the last 13 years, according to data from the real estate and consulting company Metrium, which was reviewed by Izvestia on April 16.
The implementation of 14 projects began in the first quarter of 2024, 18 at the same time in 2023, 21 in the first quarter of 2022, and 19 in the same period of 2021.
Experts noted that among the projects whose sales started this year, new business class buildings predominate (six out of eight). One new project has appeared in the deluxe segment. Another comfort-class project has begun to be implemented in New Moscow, in the Troitsk Administrative District. In the first quarter, new business class buildings took a record share among new projects - 75%.
"Today, potential buyers pay close attention to the quality characteristics of projects and choose among residential complexes the one that will fully meet their requirements. As a rule, business class projects meet the modern needs of citizens. However, in conditions of high competition for customers, developers are increasingly trying to complement their product with unique advantages, mainly characteristic of the premium segment, but without adding "advantages" to the cost per square meter," said Kristina Nedrya, Director of Commercial Management at STONE.
In the first quarter of this year, no new premium class projects appeared on the market, whereas in the same period in 2024 there were two such projects, and in 2022 there were four.
"Premium class projects are an exclusive product, and the market is replenished with a limited number of projects within one year. Therefore, the dynamics at the end of the year will be more indicative. In general, the activity of developers in the premium segment is increasing, so the supply will increase," explained Lilia Artsibasheva, Commercial Director of Regions Development.
The activity of developers in the elite and deluxe class has decreased. Only one deluxe class project entered the market, four at the same time in 2023, and one in 2022.
"Given the high key interest rate and declining demand, developers are reducing the launch of new projects. Unlike previous local "turbulence zones," there is currently no clear understanding of how long the Central Bank's tight monetary policy will last. Accordingly, the period of reduced demand may last a long time. In these conditions, developers rely on current projects," said Ruslan Syrtsov, Managing Director of Metrium.
Earlier, on April 12, Alexander Korotkov, head of the pricing and sales planning group at Level Group, told Izvestia that the view from the window is one of the key pricing factors. Panoramic views of the city, river or iconic objects can increase the cost of an apartment by up to 15%.
