Deluxe-class new buildings have risen in price in Moscow


Weighted average price of 1 sq.m. m in the primary market of the elite and deluxe class in Moscow in the first quarter amounted to 2.33 million rubles. It grew by 9.5% in the quarter and by 28.9% in the year, according to data from the real estate and consulting company Metrium, which was reviewed by Izvestia on April 15.
According to experts, 1.87 thousand lots were exhibited in the market of new buildings in the high—budget segment in 66 projects, where 1.5 thousand were apartments and 0.36 thousand apartments. The volume of supply in the deluxe class increased by 18.5% in the quarter and amounted to 0.7 thousand. In the elite class, the supply volume decreased by 12.7% over the quarter and amounted to 1.17 thousand lots.
"Luxury apartments, as a rule, meet all the basic housing criteria, and the alternative legal format is determined by the status of land plots. The lack of the right to permanent residence in a project with apartments for clients of the elite market is often not essential. However, the decision of the Moscow authorities to ban the construction of new apartment complexes in all segments has led to a decrease in their demand," said Anna Radjabova, director of the Metrium Premium Luxury Real Estate Management.
She noted that the liquidity of real estate is influenced not only by qualitative characteristics, but also by external circumstances. Against this background, developers of apartment complexes, which in all respects are as close to housing as possible, began to transfer them to apartments. This aspect additionally affects the decrease in the supply of apartments in elite new buildings in Moscow.
"Zamoskvorechye entered the top three districts in terms of the supply of luxury new buildings last quarter. The location is second only to Yakimanka and Khamovniki in terms of the number of lots on display, outstripping even the vast Presnensky district," said Ekaterina Borisova, Director of Development at Rariteco.
206 equity participation agreements were registered in the market of new buildings in the high-budget segment. The indicator decreased by 29.9% in the quarter and increased by 116.8% over the year. The maximum number of transactions was concluded in February (96 DDU), the minimum — in January (41 DDU).
"The volume of demand remained at the level of the third quarter of 2024 — 25,812 square meters (-28.3% for the quarter and +95.1% for the year). Despite the launch of only one small project in the reporting period, the current supply in the high-budget real estate market is significantly higher than last year (1.87 thousand lots, -3.2% for the quarter and +32.1% for the year), and developers, in turn, are actively preparing to enter the market for new projects, although they often postpone this process. before lowering the key rate," Radjabova said.
Earlier, on April 14, it was reported that the weighted average price of 1 sq.m. The cost of housing in the primary premium class market in Moscow amounted to 795,920 rubles. Over the year, the cost has increased by 16.3%. In business class, the "square" rose in price by 4.5%, to 473,300 rubles.
