Any high-yield investment in real estate involves risk and requires serious knowledge of the market, Elvira Glukhova, an economist, founder of Lender Holding, and an expert in the field of lending and real estate, told Izvestia on April 13.

She stressed that there are no tools that allow you to simply invest money in a certain market product and receive 70% of the annual passive income.

"Today, one of the profitable investment areas in the field of commercial real estate is the assembly and trade of ready-made rental businesses. This is a complex mechanism: an investor buys real estate, settles square meters with tenants, and then sells the object as a ready-made business. In this case, the profitability can reach 40-50% per annum, but there are risks at each stage," Glukhova explained.

According to the economist, it is important to properly assess the prospects of the facility, find high-quality tenants and be able to negotiate with them. It is possible to implement such a project if the investor has, for example, access to unique offers from developers or the opportunity to buy an object at a discount at bankruptcy auctions. In any case, according to the expert, it should be not just a standard object purchased at market value, but a truly unique offer.

"As a much less risky instrument, I would name investments in securities secured by real estate (mortgage mortgages). This is not a direct investment in real estate — the object of investment in this case is a mortgage mortgage. The profitability of this instrument averages about 30% per annum. It cannot be classified as high—risk, since it is always secured by collateral, but its difficulty is that the investor needs to find a high-quality operator that performs such operations," Glukhova added.

She clarified that there are not many companies on the market that make it possible to buy mortgages. In addition, there are many "illiquid" mortgages with low mortgage rates — they do not have high yields.

"Another profitable tool is represented in the suburban real estate market, especially in the Moscow region, is the lease of land plots with the subsequent construction of houses on them and obtaining ownership rights. The facility is being sold to the new owner as a ready—made house — for housing or rental, and the profitability of this instrument is about the same as that of a ready—made rental business, ranging from 40-50% per annum," the economist noted.

At the same time, in her opinion, flipping — the purchase of residential real estate for subsequent resale after renovation - previously provided a good return. This tool is still of interest to investors, but its relevance has declined due to the cancellation of preferential mortgage programs and a significant decrease in demand in the secondary market.

"I want to emphasize that working with high-yield investments requires a thorough knowledge of the market, access to special offers, and a willingness to wait and take risks. Therefore, either the investor agrees with this state of affairs and acts at his own risk, or enlists the support of a professional organization, such as a mortgage mortgage operator, and chooses slightly less profitable but more reliable instruments," Glukhova concluded.
