The cost of similar apartments in the same building may vary. Alexander Korotkov, head of the pricing and sales planning group at Level Group, told Izvestia on April 12 how the view from the window, floor and layout affect the price.
"The view from the window is one of the key factors in pricing. Panoramic views of the city, river, or iconic sites (for example, Moscow State University, Moscow City, or the Ostankino Tower in Moscow) can increase the cost of an apartment by up to 15%. The most expensive options are with a view of the water," he explained.
The expert advised you to decide which view is important to you before buying a home. You can climb high floors in ready-made houses or visit restaurants in skyscrapers to understand your preferences.
"The height of the apartment directly affects the price: for example, an apartment on the 40th floor will have a view of the city, which will cost 10-12% more than the 10th floor to the courtyard. In skyscrapers, the upper levels are valued higher, as there are particularly fascinating panoramic views from the windows," added Korotkov.
He drew attention to the fact that some people are afraid of high floors because of possible problems with elevators. However, according to him, these fears are groundless: in modern high-rise residential complexes, at least four elevators are usually installed, which eliminates these risks.
"The cardinal directions do not affect the cost, as the preferences of buyers vary: someone likes the morning sun, someone does not. However, the layout is important: for example, apartments with windows facing two or three cardinal directions are more expensive (up to +7%), as they are more functional and brighter. Corner living rooms with panoramic windows are especially appreciated in large apartments," the specialist said.
At the same time, if only the neighboring house is visible from the windows, then such an apartment will be 15-20% cheaper compared to options where the view opens onto the river or the panorama of the city. For those who value the coziness and comfort inside an apartment more than the view from the window, this is an opportunity to save money or buy a larger apartment, the expert believes.
"Non-standard solutions and layout also affect the cost of an apartment. For example, a bathroom window is a very unusual solution that increases the cost. As well as having a fireplace, apartments with a real fireplace are more expensive in some business class projects due to the complexity of implementing such a solution," Korotkov emphasized.
At the same time, duplex apartments are significantly more expensive than regular ones, because due to the possibility of erecting a second level, the area increases and a second light with high windows appears. In addition, the presence of a balcony or a spacious terrace can increase the cost by up to 15%. A master bedroom with a wardrobe, a laundry room or a storage room also affect the price, increasing it.
"The cost of an apartment is formed under the influence of many parameters: from specific characteristics to layout and number of floors. Before buying, determine which criteria are important to you in order not to overpay for unnecessary options. Today, the market offers apartment options for every taste — the main thing is to make an informed choice," concluded Korotkov.
