Experts talked about popular interior design in the luxury real estate market.


The most sought-after architectural trends turned out to be time-tested solutions: classicism and neoclassical styles, according to a study by analysts at Sminex, who analyzed 43 development projects in the Central Administrative District (CAO) of Moscow. The results were reviewed by Izvestia on April 11.
According to analysts, the most popular color is beige, which serves as an ideal backdrop for the rich and refined decoration of facades. Developers most often use natural stone from materials: limestone, granite and marble.
The study touched upon the houses commissioned in 2025 and those that will be completed in the next three years. The most popular style in architecture is classicism or neoclassicism, which is similar to it. These are arched windows, bay windows and columns, French balconies, referring to the era of "salons". Some of these houses are reconstructed historical buildings.
The second most popular style, modern, has been announced in 15 new buildings in the center of Moscow. Architects define it as neo-eclecticism, which is characterized by techniques from different eras: the contrast of copper elements and glass, concrete, aluminum, a combination of historical front facades and innovative structures.
Less often, houses are built in the center in the spirit of Art Nouveau, avant-garde or with a reference to Russian architecture. There are development projects that combine several styles.
A study of the color map of the facades showed that in seven out of ten districts of the Central Administrative District, most of the new houses are beige. The most "multicolored" areas are Meshchansky, Tverskaya districts and Yakimanka, where graphite, light green, light blue and red facades will appear. The most "beige" is Khamovniki, where there is the highest increase in prices for luxury real estate.
When choosing what to cover facades with, elite developers are guided by the characteristics and appearance of the material, as well as the preferences of customers. Most of the new luxury houses in the center are made in natural stone: granite, limestone or marble. They are delivered to Moscow from all over the world: from Turkey, Portugal, Bulgaria, India, Montenegro, Brazil, the Netherlands. Plaster is also actively used in the reconstruction of historical buildings, architectural concrete, aluminum, brass, ceramic tiles, plaster for stucco and wood for windows.
Brick turned out to be a rather rare material for facades in the elite segment. It is claimed in only eight development projects of the center. As a rule, it is red or in a rare design — for example, the Venetian Falconier glass brick as an indispensable attribute of modernist architecture.
Earlier, on March 29, Andrey Serdyuk, a real estate market expert and author of the Telegram channel Realtor Academy, named the main payback factors for real estate in Moscow in an interview with Izvestia. According to him, the top 3 properties with the highest profitability and quick payback include studios and one-bedroom apartments in new buildings (up to 35 square meters), apartments in hotel complexes and apartments for daily rent (near the metro, near the TTK).
