The expert named a popular age category of real estate buyers


The main buyers of real estate today are married couples aged 35-45 years. At the same time, the share of the younger generation among real estate buyers has stopped growing. Alexey Zavgorodny, CEO of the M2 real estate ecosystem, told Izvestia about this on April 10.
In the first quarter of 2025, compared to the same period last year, the share of mortgage transactions continued to decline in both the primary market (- 4 percentage points) and the secondary market (- 12 percentage points).
According to M2 research, the proportion of people intending to apply for a mortgage continues to decline steadily. By the beginning of 2025, this indicator had decreased by 11 percentage points compared to the same period in 2024. At the same time, the number of users of digital transaction platforms increased by 8 percentage points over the same period.
"Now those who really need to improve their living conditions are buying housing. They are mostly middle-aged people with children, not zoomers. At the same time, real estate remains attractive as a way to invest funds, especially in the primary market," he said.
The share of interregional transactions on the platform in the first quarter of 2025 was 36%, which is 2 percentage points more than in the same period of 2024. About 40% of clients buy housing in another region for investment purposes, 20% for children or other family members, and in 10% of cases to be closer to their relatives.
According to the expert, the level of trust in realtors among home buyers has increased significantly. If in 2020 the share of transactions involving real estate agents in Russia was at the level of 77%, then by 2025 the figure reached 85%. In addition, against the background of changes in the real estate market, the very attitude of citizens towards the transaction has changed.
"Consumer behavior today depends not only on existing mortgage programs and the level of the key interest rate. After all, banks have tightened conditions, market mechanisms have become more complicated, and there are more hidden legal risks when buying a home. Therefore, solutions that allow you to buy an apartment simply, quickly and safely are in demand now," concluded Zavgorodny.
Earlier, on January 9, Izvestia got acquainted with a study by the Aeroplane company, which reported on the mandatory amenities of Russians when buying an apartment. According to experts, in the new year Muscovites want to buy apartments with dressing rooms (23%), built-in closets (15%), additional outlets on the balcony (13%), a second bathroom (12%), a master bedroom (9%) and a niche for a washing machine (8%).
