Analysts have predicted an increase in the pace of construction of skyscrapers in Moscow

In 2025-2027, 219 residential buildings with a height of 30 floors (100 m) are planned to be commissioned in Moscow. The pace of construction of skyscrapers in the capital will increase by 26.6% compared to 2022-2024 (173 buildings), according to data from the consulting company Metrium, which was reviewed by Izvestia on April 9. A record high—rise construction in the city is planned for 2025 - 96 towers.

According to analysts, in the next three years, an average of 73 residential skyscrapers will be commissioned annually in "old" Moscow. In turn, in 2022-2024, the figure was about 58 high-rise buildings per year. In 2025, the maximum number of skyscrapers with 30 floors in the entire history of the market is expected to be 96 objects. In 2026, developers intend to complete 45 high–rise buildings, in 2027 - 81.

In terms of segments in 2025-2027, the commissioning of new business-class buildings will prevail (47%). And in 2027, for the first time, developers will build more premium skyscrapers (25% of all launches) than mass-scale ones (21%). This is not due to a decrease in the height of comfort-class projects, but to an increase in the number of premium residential complexes with towers of 30 floors, experts explained.

"For developers, a significant number of high-rise projects in their portfolio invariably means a challenge. The serious scale of construction, the high quality of the product, the development of bold architectural projects and landscaping concepts require the acquisition of new experience and work with the best specialists in the construction industry around the world," said Zhanna Makhova, Deputy General Director for Product Strategy and Development at MR Group.

In turn, Hakob Kirakosyan, General Director of the Dom Dau construction company, said that skyscrapers are being built in all districts of "old" Moscow, but Moscow City remains the main center of high-rise construction.

"This is reflected not only in the number of projects from 30 floors being implemented here, but also in record figures, as well as the know-how applied by developers," he stressed.

According to analysts, the average price is 1 sq.m. The number of Moscow skyscrapers commissioned in 2025-2027 in the size of segments is as follows: in mass — 326.1 thousand rubles, in business class - 427 thousand rubles, in premium class - 682.2 thousand rubles.

David Khudoyan, CEO of Optima Development, speaking about penthouses in such high-rise buildings, noted that this is an exclusive format in the primary market of Moscow.

"There are only a little more than 200 such lots on sale, which is 0.3% of the total volume of the exhibition. Duplex penthouses are especially rare and prestigious," he said.

At the same time, Ruslan Syrtsov, Managing director of Metrium, noted that the creation of skyscrapers reduces the unit costs of developers, which makes it possible to offer more affordable and comfortable housing.

"This format also makes it possible to use land resources more efficiently. In addition, skyscrapers are traditionally associated by most customers with prestige and modern technology, which contributes to high sales. As a result, the number of high-rise buildings in the Moscow primary housing market is increasing year by year. In 2025-2027, this trend will significantly strengthen," he stressed.
