Experts have named the cost of apartments with terraces in new buildings in Moscow

The minimum cost of a lot with terraces in the capital is 8.1 million rubles (for 30.3 square meters), the maximum is 3.5 billion rubles (for 433.1 square meters). In terms of segments, the "square" of apartments with terraces costs on average: in mass — 483.4 thousand rubles, in business class - 634.1 thousand rubles, in premium class — 835.6 thousand rubles, in elite - 3.45 million rubles, in New Moscow — 260.1 thousand rubles.
According to experts, there are 911 lots with terraces in 79 projects on the capital's primary housing market. Over the past 12 months, the number of such apartments and apartments has increased by 1.7%.
"Lots with terraces are exclusive offers on the market of new buildings. Even in Moscow, their share of all premises sold is less than 1.5%. To a greater extent, the presence of terraces is typical for high—budget complexes - from business class and above. Such options are sold on average for 12-20% more expensive than regular lots in the same projects. As a rule, the premium increases for high floors. But such facilities are almost invariably becoming more expensive ahead of the market," said Igor Sibrenkov, Commercial Director of Osnova Group.
The area of lots with terraces in Moscow's new buildings averages 117.5 sq. m. This figure is 25% higher than a year earlier. Analysts attribute this to an increase in the share of premium and luxury apartments on display, as well as an expansion in the supply of spacious lots due to the popularity of family mortgages.
"The increase in the supply of terraces in new buildings and the demand for them is associated with trends in environmental friendliness and original architecture. Firstly, terraces can become full-fledged lounge areas with landscaping and even home greenhouses, providing a rural lifestyle in a megalopolis. Secondly, architects are increasingly realizing that cascades of terraces are one of the most striking decorations for projects, especially high—rise ones," said Zhanna Makhova, Product Director at MR Group.
In turn, Ruslan Syrtsov, Managing Director of Metrium, drew attention to the fact that the number of apartments with terraces in the Moscow new building market has been growing annually for 10 years in a row.
"The rate of increase in exposure has decreased over the past year, but only due to consistently high demand. Lots with terraces are marginal for developers and liquid for customers, but their design is often technically difficult. Usually, projects with this option are implemented by leading market players. At the same time, apartments and apartments with terraces are available in a wide price range," he added.
