Experts have named the average price of premium new buildings in Moscow

The average cost of a premium-class apartment or apartments in Moscow's new buildings has reached 63 million rubles, which is almost 3% more than in January 2025 (62 million rubles) and 15% more than in February 2024 (55 million rubles).
Analysts clarified that the increase in the cost of premium new buildings over the past year has been accompanied by a reduction in the average area of apartments and apartments offered. In February 2025, the average area of such housing was 79 sq. m., whereas a year earlier in the same month it was 83 sq. m. In 12 months, the indicator decreased by almost 5%.
"Indeed, some developers are trying to optimize the floor space in new buildings. However, this does not mean that, in general, it becomes more difficult to find apartments of the right size. The smallest (and inexpensive) apartments may be washed out of the supply if the project attracts more pragmatic clients. At the same time, there may be a reverse situation — from time to time there are spikes in demand for large apartments, when more wealthy clients appear on the market who are looking for housing for themselves," said Optima Development CEO David Khudoyan.
In turn, Hakob Kirakosyan, CEO of Dom Dau construction company, added that the attitude of buyers towards the status of purchased housing in the premium segment has changed.
"If earlier the status of apartments was not a significant disadvantage for them, now, against the background of the actual ban on their construction in Moscow and statements about the lack of plans for legalization, buyers began to prefer apartments. Striving for the legal integrity of the transaction and guarantees of ownership of real estate have become a priority for buyers of premium new buildings," he said.
Ruslan Syrtsov, Managing Director of Metrium, drew attention to the fact that the segment of premium new buildings is one of the most dynamically developing on the market. According to him, changes in the socio-economic and geopolitical situation have led to the fact that many potential buyers of premium real estate prefer to invest in Moscow, linking their future and the future of their children with the capital.
"This stimulates demand in this segment, where buyers find the optimal combination of high-quality housing, convenient location and reasonable price. Despite the growth, the cost per square meter in the premium segment remains significantly lower than in the elite and deluxe, while surpassing the average level of business class in quality," the expert concluded.
