Buying a ready-made apartment without a mortgage loan will cost 5.5 million rubles on average in Russia. This assessment is contained in a study by the analytical center "Domclick", dedicated to transactions without a mortgage.

The highest median prices on the secondary market were recorded in Moscow — 13.2 million rubles, St. Petersburg (7.7 million) and the Moscow Region (6.7 million). Also, the top ten regions with high housing costs traditionally include Krasnodar Krai (median price — 6 million) and Tatarstan (5.6 million).

Experts also found out that in terms of the total number (non-mortgage transactions for new buildings, ready-made housing and mortgage transactions), the share of transactions without a mortgage for the "secondary market" is steadily growing. It has more than tripled since the second half of 2023, exceeding 40% by the end of the first quarter of 2025. The growth in the share of non-mortgage transactions for ready-made housing occurred during the period of the increase in the key rate by the Bank of Russia, analysts emphasize.

Domclick also noted that residents of Moscow (almost 18%), the Moscow Region (14.2%) and St. Petersburg (7.3%) most often buy ready-made apartments on the secondary market without a mortgage. These three regions together account for about 40% of all non-mortgage home purchase transactions on the secondary market.

The most inexpensive housing without a mortgage, according to analysts, was bought in the Komi Republic (2.7 million rubles), the Smolensk and Orel regions — 3.1 million rubles each. Usually, without a mortgage, they purchase a one- or two-room apartment with an area of 42-44 square meters on the secondary market.
