The cost of long-term apartment rentals in Russia decreased by 14%


In six months, compared with the third quarter of 2024, the average cost of long—term apartment rentals in Russia decreased by 14%, according to Avito Real Estate, which was reviewed by Izvestia on April 4.
According to research by analysts, the offer on the platform has grown by 58% year-on-year. The most noticeable dynamics was observed in the segments of studios (+81%) and studio apartments (+74%). The number of two—bedroom apartments available for rent increased by 62%, and three-bedroom apartments - by 43%.
In Chelyabinsk, Tomsk, Ulan-Ude, Voronezh, Krasnodar, Rostov-on-Don, Volgograd and Krasnoyarsk, housing supply has more than doubled. In Moscow, the supply increased by 45% year-on—year, in St. Petersburg - by 52%.
In the first quarter of 2025, the lowest rental prices were observed in Bryansk — 18 thousand rubles per month, Kirov — 20 thousand rubles, as well as in Saratov, Ulyanovsk, Kaluga and Ivanovo, where the cost was 22 thousand rubles each. In Yaroslavl, Voronezh and Smolensk, rent cost 23 thousand rubles. The highest prices were recorded in Moscow — 70 thousand rubles, Khabarovsk — 45 thousand rubles, Sochi — 40 thousand rubles, St. Petersburg — 37 thousand rubles, as well as in Grozny and Kazan, where rent cost 35 thousand rubles each.
"According to the results of the first quarter, the market has developed a favorable situation for tenants. Over the past few months, tenants have had more choice, and partly because of this, average prices have decreased," said Konstantin Kamenev, head of the long—term rental category at Avito Real Estate.
According to him, it is not expected that the rate cut will become a stable trend in the future. The main factors of this are related to an increase in tenant activity caused by seasonal changes, as well as a decrease in supply amid the launch of a preferential mortgage program for secondary housing.
Earlier, on January 9, Izvestia got acquainted with a study by the Aeroplane company, which reported on the mandatory amenities of Russians when buying an apartment. According to experts, in the new year Muscovites want to buy apartments with dressing rooms (23%), built-in closets (15%), additional outlets on the balcony (13%), a second bathroom (12%), a master bedroom (9%) and a niche for a washing machine (8%).
