Among the Russians surveyed, 93% of new settlers are dissatisfied with the quality of apartments in new buildings, especially with window defects and curved walls, Urban Grade certification analysts told Izvestia on April 3, who conducted a sociological study among Russians who receive apartments.

According to a study by analysts, 93% of new settlers faced some kind of shortcomings in their apartments, and only 7% said that everything in their new home was perfect. Most often, buyers of new buildings encounter defects in windows — 72% of respondents chose this option, 37% noted curved walls and floors, and 35% noted poor ventilation. Also, 22% were dissatisfied with the plumbing system and noticed leaks in the new house, 20% indicated problems with the door structures and 10% — problems with electricity.

"Our survey revealed the depressing fact that a huge percentage of buyers are dissatisfied with the quality of construction of new buildings, with relatively harmless flaws such as uneven walls or damage to the surfaces of double—glazed windows, as well as quite serious, even life-threatening problems with wiring and plumbing," explained Olga Khasanova, founder and CEO of Urban Projects.

According to her, as a result of another survey, it was found that 47% of respondents were faced with a situation where the class indicated by the developer did not correspond to the real qualitative characteristics of the project. In addition, 25% of the survey participants noted that they could not independently assess the conformity of the class and quality of the residential complex. All this indicates that there is a systemic problem in the industry related to the need for additional control and audit of facilities under construction. It is also important to raise public awareness about the classification of residential complexes and improve consumer knowledge.

According to experts, when receiving an apartment from a developer, it is important to carefully inspect all rooms, especially engineering systems, window and door openings. It is recommended to do this together with a specialist. If deficiencies or inconsistencies with the characteristics stated in the contract are identified, the buyer can take three actions: require the developer to eliminate the deficiencies free of charge within a reasonable time, reduce the contract price proportionally, or receive a refund of his expenses for correcting the deficiencies.

Experts also remind that new buildings have a warranty of up to three years for all engineering equipment, therefore, if the management company has established that the cause of engineering problems is in the equipment itself, the developer is obliged to eliminate them.

Earlier, on February 5, it was reported that almost half of the Russians surveyed linked their plans in 2025 with the solution of the housing issue. One in eight (12%) plans to start saving and saving money to buy a home, 10% of respondents plan to sell an apartment, according to the results of a study by Level Group.
