In March of the year, secondary real estate rose slightly in the markets of the country's largest cities. A square meter of ready—made housing increased in price by 0.7% on average among millionaires, to 140,000 rubles. These are the data from the Yandex Real Estate service, which was reviewed by Izvestia on April 1.
Krasnodar became the leader in the growth of the cost per square meter per month among millionaires (+1.4% to 122,000 rubles), Nizhny Novgorod came in second place (+1.4% to 139,000 rubles), Perm came in third (+1.3% to 102,000 rubles).
A decrease in prices on the secondary market has not been recorded in any of the Russian megacities. The volume of supply in the market of the country's largest cities increased by 2.9% over the month.
"At the end of winter, there was a significant increase in the number of transactions on the secondary market. First of all, the growth in activity is related to the adaptation of buyers to market conditions.: People with cash who had previously been waiting for changes in mortgage lending began to enter into transactions more often. Since the policy of the Bank of Russia remains the same after the regulator's meeting on March 21, this probably became a motivation for some potential buyers not to postpone the purchase any longer. Secondly, yesterday's new buildings, which are subject, for example, to installment programs, are increasingly falling into the category of secondary housing. At the same time, we do not expect that the growth of activity in the market will form a long—term trend," Evgeny Belokurov, commercial director of Yandex Real Estate, explained to Izvestia.
The cities with the most expensive square meters on the secondary market remain Moscow (+0.7% per month to 355,000 rubles/sq. m), St. Petersburg (+0.4% to 213,000 rubles/sq. m), Kazan (+0.5% to 184,000 rubles/sq. m), Nizhny Novgorod (+1.4% to 139,000 rubles/sq. m) and Yekaterinburg (+0.6% to 123,000 rubles/sq. m). "Squares" of less than 100 thousand rubles in the secondary real estate market of millionaires are sold in Chelyabinsk and Volgograd.
