Over the past 3 years, the supply of penthouses in the market of new business class buildings in Moscow has decreased 3.5 times. This is evidenced by a joint study by NF Dom and the October Group, which was reviewed by Izvestia on March 25.

According to a study by analysts, the existing supply is not enough to meet current demand, so prices are rising. The square meter in penthouses has risen in price by 38% over the past year, and the average lot price reached 100 million rubles by the beginning of 2025.

According to analysts, by the end of 2024, the supply of apartments of this format amounted to only 30 lots, whereas in 2023 there were 64, and in 2022 — 104.

"In square meters, the exposition has decreased even more significantly in three years — more than four times. It is worth noting that some of the penthouses may be hidden from the exhibition, as developers may not put them on public sale, especially in the early stages of construction," said Natalia Sazonova, Managing Director of NF Dom.

According to her, if in 2022 there were 14,097 square meters on the market, by the end of 2024 there will be only 3,412 square meters. The share of penthouses in the supply is decreasing. In 2022, the share of this format in the total volume of business class lots was 0.6%, and by the end of February 2025 it was only 0.16%.

This decrease is due to the fact that in 2023 and 2024, developers did not launch new penthouses for sale, and the market absorbed existing volumes. It was only in January 2025 that this trend began to change.

"Over the past three years, penthouses have been absorbed faster than they were withdrawn, which has made this format really scarce. The average sales rate of such lots is 47 per year, while there are only 34 penthouses on the market," said Yuri Kogan, Commercial Director of October Group.

The difference between supply and demand has led to higher prices than the market average. Thus, the price for 2024 increased by 38% — from 609 thousand rubles to 844 thousand rubles, and the average lot price increased by 11% — from 86.6 to 96 million rubles. At the same time, the average area of the lot sold last year also increased from 95.7 to 107.1 square meters. m.

However, by the end of February 2025, average prices for penthouses had stabilized slightly, dropping to 809.7 thousand rubles per sq. m. The average budget for buying a lot of this format had decreased to 87.3 million rubles.

Earlier, on January 9, Izvestia reviewed a study by the COLDY development company, which reported on current trends in the luxury real estate market in Moscow. According to experts, the number of new high-budget projects is increasing, prices have risen following strong demand, while buyers' preferences for internal infrastructure have shifted towards options for family holidays and education.
