During the year, the price of a country house in the Moscow region increased by 15%. This was told by Domclick experts, having studied the market and identified key trends.
One of the main market trends has been the increase in the cost of suburban housing in the middle price segment. The most noticeable growth was recorded in Bogorodskoye (+17%), Dmitrov (+16%), Naro-Fominsk (+15%), Ramenskoye (+13%) and Voskresensk (+12%). In Domodedovo and Chekhov, prices increased by up to 6%. At the same time, there is a decrease in supply: a decrease in the number of lots put up was recorded in Dmitrov (-30%), Naro-Fominsk (-26%), Voskresensk (-26%), Ramenskoye (-22%), Domodedovo (-18%) and Chekhov (-16%).
At the same time, in cities with a high concentration of expensive real estate, the number of offers for sale of houses is growing: for example, in Odintsovo, Istra and Krasnogorsk, it increased by 18%, 13% and 7%, respectively. Nevertheless, prices for luxury real estate are growing even more actively than for houses in the middle price segment.
In terms of the cost of suburban real estate, cities located a short distance west of the capital are leading by a wide margin. These are primarily Odintsovo, Krasnogorsk and Istra. A standard house with an area of 150 sq. m. m in Odintsovo, Krasnogorsk and Istra will cost the buyer 43.3 million rubles, 42.5 million rubles and 31.5 million rubles, respectively. Houses in the north and northeast of the Moscow region also have high prices. So, in Dolgoprudny, the cost of a house with an area of 150 square meters. m will amount to 22.9 million rubles, in Lobnya — 21.2 million rubles, in Mytishchi — 20 million rubles) and Korolev. The third most expensive destination is the southeastern part of the Moscow region. Podolsk, Bronnitsy, Balashikha, Leninsky and Lyubertsy stand out here: the price for a house with an area of 150 m2 will be 16-18 million rubles.
The most budget proposals for the purchase of a house are located in the east of the Moscow region — in the cities of Shatura, Yegoryevsk and Orekhovo-Zuyevo. There is also a city in the north of the Moscow region — Taldom. The price of a standard house (150 sq. m. m) will amount to 5-6 million rubles.
