Most of Moscow's expensive comfort-class apartments are located in the Western Administrative District (ZAO), according to a study by the VSN Group Analytics and consulting department, which was reviewed by Izvestia on March 23.

According to a study by analysts, none of the lots on offer has a finishing touch, confirming the trend that buyers of luxury housing prefer individual repairs.

The most expensive lot in the comfort class segment was an apartment in the Northern Administrative District (CAO), in the Levoberezhny district. Its cost is 64.7 million rubles. The apartment is 127.5 sq. m. m occupies the last two floors of the residential complex.

In second place was an object in CJSC, in the Ochakovo-Matveevskoye area. The apartment with an area of 98.1 square meters is estimated at 52.7 million rubles. The third place in the rating was taken by a minimum margin by a lot in Mozhaisk district. Its cost is 52.6 million rubles with an area of 136.4 square meters. m.

The fourth place went to an apartment in the Metrogorodok area. This is the largest lot in the rating — its area is 193.9 square meters, and the price is 51,1 million rubles. One of the advantages of the facility is the availability of pre—finishing. Completing the top 5 is an apartment in Ramenki (CJSC) with an area of 99.2 square meters, which is sold for 50 million rubles.

"The final price of a lot is formed based on a variety of criteria. When considering high—budget lots, the location and configuration of the proposal within the project and its uniqueness in the market, the thoughtfulness of its layout or possible options for its implementation are especially taken into account," summed up VSN Group CEO Yana Glazunova.

Earlier, on January 9, Izvestia reviewed a study by the COLDY development company, which reported on current trends in the luxury real estate market in Moscow. According to experts, the number of new high-budget projects is increasing, prices have risen following strong demand, while buyers' preferences for internal infrastructure have shifted towards options for family holidays and education.
