Over the year, the cost of private homes increased by 13.2%

The average full price of private homes in regions with million-plus capitals increased by 13.2% over the year and amounted to 10.1 million rubles, Yandex Real Estate analysts who conducted market research told Izvestia.

"The median cost per square meter of a private house in the studied regions was 77 thousand rubles in February 2025. At the same time, the price of a "square" in new buildings in these regions averages 158 thousand rubles, and in the secondary market — 114 thousand rubles," the study says.

Private houses rose the most in the Omsk Region (+30.5%), the Volgograd Region (30.1%) and the Perm Region (18.9%), while prices decreased in the Leningrad Region (-4.9%) and the Krasnodar Territory (-0.4%). At the same time, the number of offers per year in regions with million-plus capitals increased by an average of 29.9%.

"In the spring, the suburban real estate market traditionally becomes more active — this is a good time to buy a private house, since it is during this period that you can more carefully evaluate the site and terrain features. At the same time, over the year, as the number of offers from both developers and individuals increases, we see that the trend for such housing continues, especially in areas with developed infrastructure — schools, kindergartens and transport routes. Developers are responding to demand by offering modern townhouses and cottages suitable for permanent residence. At the same time, in most regions, the cost per square meter of private homes is significantly lower than in other segments. This makes the format even more popular for purchase, especially among categories of buyers who consider a house as their main place of residence and are going to expand their living space," explained Evgeny Belokurov, commercial director of Yandex Real Estate.

The largest number of ads for the sale of private homes is represented in the Krasnodar Territory, where the share of such ads from the total number of offers in the regions of cities with millions is 29.3%, followed by the Moscow region with a share of 17.9% and the Rostov Region (12.1%).

In February, the minimum median house price was recorded in the Omsk Region (4.7 million rubles), the Volgograd Region (4.8 million rubles) and the Krasnoyarsk Territory (5.8 million rubles). And the most expensive houses are for sale in the Moscow region at a median cost of 36.9 million rubles, as well as in the Krasnodar Territory (17.8 million rubles) and the Leningrad Region (17.4 million rubles).

Earlier, on January 25, it was reported that the risks of a sharp rise in the cost of private homes in Russia have increased due to the fact that it has become much more difficult to obtain approval for a soft loan application from banks. For some banks, this is a necessary measure, so they cover their risks when issuing preferential loans. Because of this, there are risks of an increase in the cost of construction and purchase of ready-made country houses by 6-15%.
