Within the historical borders of the capital, sq. apartments in new buildings near parks are almost one and a half times more expensive than in "old" Moscow as a whole, according to data from the Metrium company, which was reviewed by Izvestia on March 18.
Most of the capital's new buildings are within walking distance of landscaped green areas and are concentrated next to the 10 most visited parks in the city. This list includes Zaryadye, Gorky Park, Izmailovsky Park, Sokolniki, Victory Park on Poklonnaya Gora, the botanical garden of Moscow State University Aptekarsky Ogorod, the Hermitage Garden, Krasnaya Presnya, and the landscape park on the Nagatinsky Peninsula.
According to experts, developers are implementing a total of 23 projects near the main recreational areas of "old" Moscow. There are 3,236 lots for sale. A "square" in these complexes will cost an average of 920.8 thousand rubles, which is 48% more than in "old" Moscow as a whole (622 thousand rubles). The average lot price in the primary market for parks is 76.2 million rubles compared to 36.3 million rubles in the historical borders of the capital (+109.9%).
"The final cost of the offer for customers is influenced by many factors, including location and transport accessibility, the stage of construction, location in relation to park areas, large water and attractions, and so on," said Igor Sibrenkov, Commercial Director of Osnova Group.
In turn, Liliya Artsibasheva, commercial director of Regions Development, said that the geography of the premium-class new buildings is shifting beyond the center and even the west of Moscow.
"This is due not only to the shortage of available land in the Central Administrative District. Many customers have changed their priorities today. Previously, clients certainly wanted to live within the Garden Ring. Now they are increasingly paying attention to other attractive locations – quieter and more environmentally friendly, with green spaces and developed infrastructure. At the same time, leading developers are turning new development areas into real centers of attraction. Companies are creating modern social and recreational facilities that qualitatively change the appearance of locations, while at the same time setting comfortable prices," she explained.
Ruslan Syrtsov, Managing Director of Metrium, clarified that more than a third of Moscow's area is occupied by parks, squares, boulevards, and nature reserves.
"However, new buildings next to well-maintained green areas are not common in the capital. In addition, many of them are more expensive than the market. But in promising locations outside the center, you can find affordable primary housing near parks. In my opinion, these are good investment options, because natural sites increase the liquidity of real estate, and the status of territories being renovated with the participation of developers will surely increase," he concluded.
Earlier, on February 5, it was reported that almost half of the Russians surveyed linked their plans in 2025 with the solution of the housing issue.
