The cost of housing in new buildings within the Central Administrative District (CAO) of Moscow is 55% higher than that of neighboring projects of the same class in the districts adjacent to the city center. This follows from the data of the developer STONE, which was reviewed by Izvestia on March 17.

According to the company, the average cost of sq.m. The cost of new buildings located near the Central Administrative District, but outside of it, is 721 thousand rubles. At the same time, in projects on the periphery of the Central Administrative District, the average price of a "square" reaches 1 million 345 thousand rubles. The price difference between new buildings on different sides of the CAO border is 87%, meaning housing inside the CAO is twice as expensive.

However, experts have noticed that more elite-class projects are represented in the Central Administrative District. If we compare new buildings of the same class on both sides of the Central Administrative District border, the price difference will be less noticeable, but it will still remain.

Most of the compared projects on both sides of the CAO border belong to the business and premium class. Within this district, the average cost of sq.m. The rent in such new buildings is 975 thousand rubles. Outside the Central Administrative District, but in close proximity to its borders, similar new business and premium class buildings are offered at an average of 630 thousand rubles per square meter. The price difference between neighboring projects of the same class on different sides of the CAO border is 55%.

Outside the Central Administrative District, the average cost per square meter The price in elite new buildings is 1.45 million rubles, while inside the Central Administrative District, on the periphery, the price reaches 2.36 million rubles per square meter. The difference reached 40%.

Kristina Nedrya, Director of Commercial Management at STONE, noted that the location of the new building in the Central Administrative District of Moscow still significantly affects its positioning and pricing. However, according to her, this is largely a marketing effect, since the compared projects are often located just a few blocks from each other.

"The buyer should consider whether he is willing to overpay solely for formal membership in the Central Administrative District, because there may be no difference in quality, infrastructure, landscaping and transport accessibility. This is confirmed by the fact that some new projects outside the Central Administrative District are already more expensive than similar but older projects inside the district. The quality of the project is more important than the formal location, and buyers are willing to pay for it rather than for the prestige of the address," the expert added.
