The construction of a turnkey private house in 2025 will cost Russians 40-55 thousand rubles per 1 sq. m. This is an average indicator, since the price depends, among other things, on the region, the materials used, and the workload of construction crews, Fyodor Vasiliev, an expert, founder and CEO of Glavsnab, told Izvestia on March 19.

"For comparison, in 2024 this figure was 35-50 thousand rubles per 1 sq. m. Current prices have increased by about 10-12%," the expert noted.

According to him, the main price increase is still related to construction materials and labor. Thus, rolled metal increased in price by 15-20%, cement — by 10-12%, and lumber — by 8-10%. Workers' services have also become more expensive: construction workers' wages have increased by 8-10%.

However, according to the expert, there are several ways to save money on construction.

"When planning construction, it is important to think long—term: budget the amount for possible price changes so that the rise in price of the materials you need does not prevent you from getting exactly the result you were aiming for," said Vasiliev.

He advised that at the project stage, try to simplify the architecture of the house, avoid complex shapes and unnecessary decorative elements — this will significantly reduce material consumption and labor costs.

"Use more economical types of foundations, such as pile-screw or shallow—buried tape, if, of course, the soil allows, so you can save up to 20-25%. To reduce the cost of shipping materials, order them from local stores. I also recommend that you look at non—obvious items at first glance: for example, aerated concrete or expanded clay concrete instead of brick," the expert added.

It is also worth starting construction in the off—season — in autumn or early spring - when the demand for contractors' services is lower and prices for materials are more favorable.

"Prices will continue to rise until the end of 2025, but the growth rate may slow down to 5-7% due to the stabilization of the building materials market and lower inflation. However, it's still not worth delaying the start of construction, as the cost of materials and work is unlikely to decrease," Vasiliev concluded.

Earlier, on February 14, Anton Saukov, head of the center for suburban real estate at the federal company Floors, told Izvestia that the volume of supply in the land segment in Russia had increased significantly compared to January–February 2024. According to him, they are being put up for sale not only by those Russians who purchased them for investment purposes, but also by small developers who are selling part of their land fund to free up working capital against the background of the introduction of escrow accounts and a drawdown in demand in the construction segment.
