Experts spoke about the growing demand for mortgages


The demand for mortgages in February of this year shows steady growth, according to experts from the analytical center Domclick, who analyzed data on the issuance of mortgage loans by Sberbank.
According to the data received, the volume of funds disbursed in February amounted to 126.2 billion rubles, which is 80% higher than in January.
According to experts, in February, the dynamics of mortgage demand was relatively uniform: in the first week, the volume amounted to 26 billion rubles, in the second and third weeks — about 30 billion. However, last week the figure rose to 41 billion rubles. The share of preferential mortgages increased from 83% to 87%. Analysts at Domclick believe that in this case, the acceleration of demand may be a result of improved conditions for the "Family Mortgage."
The volume of mortgage transactions in the primary market in February amounted to 88.7 billion rubles, which is 79% more than in January. Nevertheless, the February value still lags behind the figures for the fourth quarter of 2024: for example, in October-December, the average monthly volume of disbursements amounted to about 103 billion rubles. In terms of demand for new buildings, the Republic of Buryatia, the Khabarovsk Territory, the Arkhangelsk Region, the Chuvash Republic, and the Primorsky Territory are the leaders: the share of the primary market in the total volume of mortgage transactions is 82-88%. Among the leading regions in terms of demand, the largest percentage of transactions with new buildings was recorded in Moscow (80.4%), Rostov (79.4%) and Sverdlovsk (72.1%) regions.
In the secondary market, demand also revived in February: compared to January, the volume of mortgages issued increased 2.1 times and reached 31.8 billion rubles. However, the figures have not yet reached the level of the second half of 2024: at that time, the volume of disbursements in the ready-made housing market amounted to 85 billion rubles per month. The regions with relatively low construction volume have again become leaders in the share of transactions with secondary housing: The Chechen Republic, Tomsk and Amur regions. In February, the share of the secondary market in the total volume of withdrawals was 78.3%, 56.0% and 45.1%, respectively.
