The average area of luxury real estate in Moscow continues to grow, analysts at the COLDY development company told Izvestia on March 13. According to data for February 2025, the average square footage of facilities in this segment was 155.2 square meters, which is 11% more than a year earlier.
"Despite the limited number of sites for the construction of status projects, the Moscow luxury real estate market is constantly evolving. According to our observations, in 2024, sales started in at least one new project every month. The offer in this segment of housing is diverse in size — not only large, but also relatively small lots that are bought both for themselves and for the sake of saving money," said Vasily Kvlividze, Commercial Director of COLDY.
According to him, for buyers of luxury real estate, it is important to feel comfortable and have a large space, which indicates the high status of the owner.
"Therefore, there are no offers of mini-apartments in this segment of housing, as in other categories, and the average square footage of objects is gradually increasing due to the introduction of new projects to the market," the expert added.
A year earlier, in February 2024, the figures for the square footage of luxury housing in the exhibition were lower. The average area was 140.1 sq. m. m — thus, by now it has increased by 11%. The average square footage of apartments was 138.5 square meters, apartments — 145.5 square meters. In February last year, the smallest object offered to buyers in the elite complex was an option of 40.2 square meters.
"Owners of high-budget real estate are now more rational about their personal living space than at the beginning of the development of the elite market in the capital. Previously, billiard rooms, safe rooms, fur storage facilities, wine shops were designed in such apartments — they occupied a useful area, but were rarely used. Now some such options are no longer in demand, while others, on the contrary, have become mandatory for the internal infrastructure of projects," Kvlividze said.
The growth in the average square footage of luxury real estate, according to experts, indicates the dynamic development of the market and the changing demands of buyers, who increasingly prefer spacious and functional facilities.
Earlier, on January 9, Izvestia got acquainted with a study by the Aeroplane company, which reported on the mandatory amenities of Russians when buying an apartment. According to experts, in the new year Muscovites want to buy apartments with dressing rooms (23%), built-in closets (15%), additional outlets on the balcony (13%), a second bathroom (12%), a master bedroom (9%) and a niche for a washing machine (8%).
