Analysts have estimated the share of preferential mortgages in the market

In February, the share of preferential mortgages in the Russian real estate market increased to 84%, experts from the Domclick analytical center said.

According to the results of the study, compared with January of this year, the share of preferential programs increased by 6 percentage points, and the volume of preferential mortgage loans increased to 107 billion. Nevertheless, the gap from the figures of the fourth quarter of last year remains: in October-December, the average monthly volume of disbursements amounted to about 126 billion rubles.

In February of this year, the volume of mortgage loans issued under the "Family Mortgage" amounted to 91.1 billion rubles, which is more than twice the January figures. This program accounted for 72.2% of the total volume of mortgage loans issued on average in Russia, which is 10.3 percentage points more than in January.

In February, the most active "Family mortgages" were taken out in Khakassia (90% of loans issued in the region), in the Penza Region (89%) and in the Stavropol Territory (87%).

By the end of February, the volume of disbursements under the Arctic and Far Eastern Mortgage program increased by 71.1% compared to January to 8 billion rubles. Nevertheless, the share of "Far Eastern and Arctic Mortgages" in the total volume of mortgage programs decreased from 7% in January to 6.6% in February.

The highest demand for mortgages under the Far Eastern and Arctic preferential programs was recorded in Buryatia (83% of the total volume of loans in the region), as well as the Primorsky Territory and the Chita Region (68% each).

The share of other mortgage programs, in particular "IT mortgages" and "Regional mortgages", amounted to 1.2% and 0.5%. Among the leading regions in terms of total loans, the highest share of "IT mortgages" was observed in Tatarstan — almost 6%.
