Weighted average price of 1 sq.m. m in the primary market of the Moscow region in February amounted to 197,370 rubles. It grew by 2.5% over the month and by 5.8% over the year, according to data from the real estate and consulting company Metrium, which was reviewed by Izvestia on March 13.
In the last winter month, 49.2 thousand lots in 211 projects were exhibited on the market of new buildings in the region, where 47.8 thousand were apartments and 1.4 thousand apartments.
"The growth rate of prices for new buildings in the Moscow region significantly accelerated in early 2025. The reasons for this process primarily lie in the reduction of bank fees for family mortgages, the increasing spread of installments, and the key interest rate reaching a plateau. Nevertheless, apartments are still rising in price more slowly than before the last cycle of increasing the "key", - said Grigory Vaulin, Managing Partner of Ferro-Stroy Group.
In February 2025, 4.6 thousand equity participation agreements were registered in the Moscow Region's new building market (+36.7% per month, +66.7% per year), 37 transactions with apartments, and 4.5 thousand with apartments. At the same time, the share of mortgage loan transactions increased to 67% by February, and the average market mortgage rate was 28.8%.
"In February 2025, due to the launch of new buildings in existing projects, the supply volume in the Moscow region market reached 49.2 thousand lots (+11.3% per month, +17% per year). At the same time, since the beginning of the year, only one new project has been launched in the Moscow region, compared to six a year earlier. Given such a drop in the pace of bringing complexes to market, we can anticipate a decline in supply in the coming months. However, a shortage is unlikely, because the exposition will continue to be replenished at the expense of existing new buildings," said Ruslan Syrtsov, Managing Director of Metrium.
He added that at the same time, the activity of developers will increase immediately after reducing the "key" and reducing the cost of project financing.
