The cost of long—term rental of studios in the million-plus area in February decreased by 4.9% per month, three-bedroom apartments - by 2.2% compared to January 2025, analysts of the Yandex Rent service, who conducted real estate market research, told Izvestia. At the same time, they noted that the cost of renting one—room apartments decreased by 1.8% and two-room apartments by 1.3%.

The decrease in the median rental housing rate in millionaires during the month is due to the replenishment of supply and the activity of tenants that is still only gaining momentum.

According to analysts, the supply of studios increased by 13.8%, one—bedroom apartments — by 17.4%, two—bedroom apartments - by 11.6%, and three-bedroom apartments - by 9.6%.

"The increase in supply is due to the return of homeowners to the market after a seasonal lull, as well as the reorientation of sellers of second homes for rent. The exposure in megacities is growing due to owners returning to the market, sellers of "secondary" who have shifted to renting, as well as investment apartments from yesterday's new buildings that are moving into the rental housing segment," said Roman Zhukov, head of the Yandex Rental service.

According to him, one- and two-bedroom apartments remain the most in demand.

"Even despite the significant increase in the supply of one- and two-bedroom apartments, these segments show the smallest decrease in the median rate than in studios and three-bedroom apartments. This is due to the high popularity of these formats: one—room and two-room apartments are rented out faster, especially the most budget-friendly ones, which leads to a lower price reduction in these formats," he explained.

According to the service, in February 2025, one—room apartments accounted for 41.8% of the views of all rental ads, and two-room apartments accounted for 27.3%.

"One-room and two-room apartments are in demand due to the versatility of the format. They are suitable for those who plan to rent an apartment on their own, as well as for married couples," Zhukov added.

In Moscow, the median cost of renting studios in February was 70 thousand rubles (-3.8% per month), one—room apartments - 67 thousand rubles (-2.1%), two—room apartments - 92 thousand rubles (-2.5%), and three—room apartments - 148 thousand rubles (-1.2%).

"Some studios may cost more than one—room and sometimes two-room lots, as the format is presented only in modern projects - yesterday's new buildings with fresh renovation, new furniture and appliances. At the same time, one- and two—room apartments are available for rent in both the old and new housing stock," Zhukov said.

Experts also recorded an increase in the supply of all housing formats in the capital. The number of rented studios increased by 11.7%, one—room apartments — by 12.4%, two—room apartments - by 6.7%, and three-room apartments - by 4.6%.

Earlier, on January 9, Izvestia got acquainted with a study by the Aeroplane company, which reported on the mandatory amenities of Russians when buying an apartment. According to experts, in the new year Muscovites want to buy apartments with dressing rooms (23%), built-in closets (15%), additional outlets on the balcony (13%), a second bathroom (12%), a master bedroom (9%) and a niche for a washing machine (8%).
