Weighted average price per sq.m. m in the primary market of the mass segment of Moscow in February amounted to 343,090 rubles. It grew by 1.3% in a month and by 7.7% in a year. This is stated from the data of the real estate and consulting company Metrium, which was reviewed by Izvestia on March 12.
According to analysts, in the last winter month, 19.1 thousand lots were exhibited in the market of new buildings in the mass segment, where 17.5 thousand were apartments and 1.6 thousand apartments. 2.8 thousand equity participation agreements were signed (+31.4% for the month, +68.8% for the year).
The share of mortgage loan transactions in February was 67%. The indicator increased by 11 percentage points (pp) over the month. The average market mortgage rate for the month decreased by 0.2 percentage points to 28.8%.
"The increase in demand in February was primarily due to a decrease in family mortgage surcharges. It can be said that the demand for new buildings in Moscow has grown due to the rapid reaction of the head of state to the harsh policy of banks. During a direct line in December, the president called the high fees of credit institutions when applying for a family mortgage unacceptable. Almost all the leading banks have already abandoned this practice," said Ruslan Syrtsov, Managing Director of Metrium.
The expert also recalled that the authorities have set new limits on the issuance of family loans. They are most popular in the comfort class market, as there are more opportunities in this segment to purchase spacious real estate within the subsidized amount.
"Another reason for the increased buying activity in February is the high premiums of Muscovites, especially those in senior positions. In addition, many developers, despite the end of the holidays, retain attractive discount promotions, which also stimulates demand," concluded Syrtsov.
Earlier, on February 5, it was reported that almost half of the Russians surveyed linked their plans in 2025 with the solution of the housing issue. One in eight (12%) plans to start saving and saving money to buy a home, 10% of respondents plan to sell an apartment. This is stated in the results of the research conducted by the Level Group.
