An alternative way of making money on real estate is gaining popularity in Moscow
Despite the high mortgage market rates, the capital's real estate continues to attract investors. At the same time, the approach to investment has changed — the scheme of buying a new building at the start of sales for resale after the commissioning of the facility has become less popular. Against this background, alternative investment schemes in real estate are increasingly in demand. This was reported to Izvestia by MR. Analytical on March 11.
Thus, the share of transactions for the purpose of subsequent resale in the capital's new building market has decreased significantly over the past three years. In conditions of high key interest rates and mortgage market rates, primary home buyers are always dominated by those who are interested in solving the housing issue here and now. At the same time, investment activity continues. The segment of closed—end mutual funds (SPIFS) is growing especially actively - the entry budget allows you to earn on a development product without resorting to loans.
The fund's investors profit from the sale of real estate sold by the developer: the funds are distributed by the management company among the shareholders in proportion to the number of shares after the facility is put into operation. Payments are made gradually, as the remaining lots on display are sold according to the sales schedule.
Earlier, on February 5, it was reported that almost half of the Russians surveyed somehow linked their plans in 2025 with the solution of the housing issue. So, one in eight (12%) plans to start saving and saving money for an apartment. At the same time, 7% of respondents are already preparing to move into their purchased housing, and 14% plan to start or complete repairs (14%). This is stated in the results of the research conducted by the Level Group.
