Russians are 1.7 times more likely than men to take out a mortgage

The proportion of men among mortgage borrowers in Russia is only 36%, according to the federal company "Floors".

"The share of the fair sex continues to grow, if at the beginning of last year it did not exceed 61%, then at the beginning of this year it is at the level of 65-66%," says Tatyana Reshetnikova, deputy head of the mortgage department of the federal company Etagi.

Russians aged 35-40 are the most active, they occupy 25% of the total volume of "female" mortgages, borrowers aged 30-35 are in second place — 20%, and those aged 25-30 are in third place — 15%. According to the expert, the share of young borrowers aged 20-25 has increased dramatically over the past three years, while in 2023 they applied for only 4.8% of mortgage loans, in 2024 their share increased to 7.7%, and in the first months of 2025 to 9.6%. But the share of borrowers aged 40-45 years, on the contrary, decreased from 17% in 2023 to 13% in early 2025.

The share of mortgage borrowers who do not have children has decreased even more sharply. If in 2023 it was 22.3%, then in 2024 it decreased to 10.3%, and in early 2025 it dropped to 5.8% altogether. Almost half of Russians applying for a mortgage have one child, 38% have two children, 5.4% have three children.

"The growing share of mortgage borrowers with children is explained by the great popularity of family mortgages and maternity capital, which is often used to improve housing conditions," explains Reshetnikova.

44.6% of mortgage borrowers take out a loan to buy an apartment in a new building, 42.2% — to purchase ready—made housing and only 13% - to build or purchase a ready-made house, in 2024 the share of such borrowers was 34.3%, 41.7% and 23.4%, respectively. The rest purchase non-residential premises with a mortgage.

Among mortgage borrowers, the share of those who take out a loan in their first marriage has decreased, last year it was 55%, this year it is 45%, but the share of those who take out a mortgage in a new marriage, on the contrary, has increased from 22% to 30%. 9% of borrowers are divorced, and 15% have not married.

Russians working in the service sector are the most active in taking out mortgages — 28.3%, borrowers from the manufacturing sector are in second place — 14.6%, and those from the education and healthcare systems are in third (11.5% each).

"The average income level that Russians indicate when applying for a mortgage loan is 85 thousand rubles, compared to last year it decreased by 5 thousand rubles. In conditions of high market rates, this is justified by the high proportion of family mortgages, where the income level is required less due to the lower interest rate. Every year, Russian women are taking out mortgages for themselves more and more actively, and their share is growing," said Reshetnikova.

On March 6, it became known that mortgages are most often taken out in Moscow, Sochi and St. Petersburg. These cities have shown their investment attractiveness for financial real estate transactions.
