Experts spoke about the popular formats of luxury real estate in Moscow


At the beginning of 2025, 1,456 lots of the highest price segment were on sale in the Moscow market, 229 of them were rare formats: penthouses, citihouses and villas. Their share was 16%, according to the Sminex study, which was reviewed by Izvestia on March 10.
The median cost is 1 sq. m. The cost of such real estate has increased by 3% since last autumn, to 2.9 million rubles. Penthouses have become the most expensive, and citihouses are the most popular format among buyers, experts noted.
Penthouses are apartments with private terraces on the top floors of the house and the best views of the city. Some have the option to install a wood-burning fireplace, a swimming pool or a personal elevator. The share of penthouses in the market is 10.8%, and the median price per square meter in them is 3.6 million rubles. This is the most expensive real estate format in the luxury market. Since the beginning of December, buyers have purchased four such lots.
Cityhouses are two— or three-storey apartments with a patio, a separate entrance through the lobby or from the street. This format provides residents with a high level of privacy and the comfort of suburban life. Since December 2024, buyers have purchased five such lots. Their market share is 3.4%. Citihouses have become the most sought-after rare real estate format. Price of 1 sq. m. The cost of them is 2.3 million rubles.
The villas are private houses on several floors with patios, private entrances and spacious terraces. These are also the rarest lots, with a market share of 1.4%. The cost per square meter in the villas is 2.8 million. Over the past three months, developers have sold only one such lot.
The most expensive rare lot was sold in the Tverskoy district: the buyers purchased a mansion with an area of 501 square meters for 1.2 billion rubles.
"We regularly study development projects presented on the Moscow market. We consider each house according to 200 parameters. The data obtained, in particular, is used to calculate the index of the value of luxury real estate. In the future, the volume of supply of rare lots on the market will be provided mainly outside the central districts of Moscow," said Svyatoslav Kulanin, Director of Valuation at Sminex.
According to him, a total of 67 luxury houses are currently on the capital's market, in which companies sell 216.8 thousand square meters.
According to the luxury real estate value index, the price per square meter in the fourth quarter of 2024 amounted to 2.43 million rubles. At the end of the quarter, the index increased by 6.8%.
Earlier, on January 9, Izvestia reviewed a study by the COLDY development company, which reported on current trends in the luxury real estate market in Moscow. According to experts, the number of new high-budget projects is increasing, prices have risen following strong demand, while buyers' preferences for internal infrastructure have shifted towards options for family holidays and education.
