The share of regional buyers of luxury housing in Moscow has increased to 40%


According to the sales results for 2024, the growth in the number of buyers from the regions of the Russian Federation amounted to about 10% compared to the previous year and reached 40% of the total volume of transactions, Kalinka Ecosystem told Izvestia on March 7. At the same time, depending on the project and class, the share of regional buyers in luxury new buildings can reach up to 60%.
The structure of the regional audience is quite diverse. Muscovites traditionally occupy the leading position — the share of local residents among buyers was 59%. The second and third places were occupied by residents of St. Petersburg (5%) and Yekaterinburg (4%). The ranking is followed by cities such as Irkutsk, Chelyabinsk and Kazan. Among the buyers there are residents of neighboring cities — Almaty, Baku, Tbilisi, Minsk, Tallinn.
"The main interest of the regional audience is related to new projects in the Central Administrative District, especially at the initial stages of construction, including in deluxe class complexes. In most cases, the purpose of the purchase is real estate for temporary residence in the center of the capital or apartments for children who study at Moscow universities. The goals are also a status registration in Moscow and the preservation of funds in liquid real estate in the capital against the background of economic instability," said Alexey Chumalov, CEO of Kalinka Russia.
Earlier, on January 9, Izvestia reviewed a study by the COLDY development company, which reported on current trends in the luxury real estate market in Moscow. According to experts, the number of new high-budget projects is increasing, prices have risen following strong demand, while buyers' preferences for internal infrastructure have shifted towards options for family holidays and education.
