Experts named metropolitan areas as leaders in reducing the cost of studios


The Basmanny and Nagorny districts of Moscow, as well as Khoroshevo-Mnevniki, were among the leaders in reducing the cost per square meter of studios on the secondary market. This was told by Domclick analysts, who analyzed prices from August 2024 to February 2025.
Experts recalled that since August 1, a ban on the construction of one-room apartments and studios with an area of less than 28 square meters has been in effect in the capital. This means that new construction projects approved after this date will no longer include this type of housing.
"Restrictions on the construction of new studios have led to an increase in demand in the secondary market. By February 2025, the supply of studios on the secondary market had decreased by almost 40% compared to August 2024. This is due to the fact that potential buyers who had previously considered new buildings began to actively purchase ready—made studios on the secondary market," the analysts noted.
Despite the increase in demand, prices in three districts of Moscow decreased by more than 10%. In the Basmanny district, the cost per square meter of studios decreased by 20.4%. The largest drop in prices was recorded in houses with a height of 3-6 floors, built during the Soviet period. Nagorny district took the second place in terms of price reduction, where the cost per square meter of a secondary studio decreased by 14.8%. The price per square meter here has decreased from 322 thousand rubles to 275 thousand rubles. The third place was taken by the Khoroshevo-Mnevniki district, where the cost is 1 sq. m. The cost of the secondary studio was 589.4 thousand rubles. This is 10.4% lower than in August 2024.
A decrease in prices was also observed in the districts of the Southeastern Administrative District. In Lefortovo, the cost per square meter fell by 9.8%, and in Pechatniki — by 9.6%. In the northeast of Moscow, prices decreased in the districts of Rostokino (-7%) and Bibirevo (-0.6%), and in the north of the city, prices decreased in the Molzhaninovsky district (-4.9%). 1 sq. m of ready-made studios in the Danilovsky district in the Southern Administrative District has fallen in price by 3%.
