However, it is important to notify her in advance that the apartment will be rented out in order to avoid denial of compensation in the event of an incident," the expert said.

Tyrin also urged not to neglect the lease agreement. For the owner, the contract serves as a guarantee of regular receipt of payments and the possibility of going to court in case of damage to property or late release of the apartment. For the tenant, this is protection against unjustified increases in the cost of rent, undesirable changes in conditions and the risk of early eviction, he noted.

"Be sure to specify in the lease the terms of the lease, the amount and procedure for paying for accommodation and utilities; prohibitions, for example, on subletting or keeping animals; rules for visits to the apartment by the landlord, and also the terms of termination of the contract. In addition, it is necessary to specify the amount of the deposit (most often it is a payment for the last month of stay) and the conditions for its return, as well as the tenant's obligations to compensate for damage, the exact terms and procedure for compensation," said Tyrin.

The contract can be either short-term (up to one year) or long-term (more than a year). The main difference is that a contract concluded for a period of up to one year does not need to be registered with the Federal Register. That is why an 11-month lease is considered the most common, the expert said.

"Another important point to prepare for in advance is the taxation of rental income. If the annual income from renting an apartment does not exceed 2.4 million rubles, the owner does not need to open an individual entrepreneur and submit annual declarations, it is enough to register self—employment in the My Taxes application, which will simplify the tax payment process," he concluded.
