Experts named the cost of apartments in new buildings in the Altai Territory

In February 2025, 44 residential complexes were presented on the primary market in the Altai Territory: 37 are located in Barnaul, three in Novoaltaysk, two projects in Biysk and one project each in Belokurikha and Biryuzovaya Katun. This was reported to Izvestia by NDV Supermarket of Real Estate on February 28. Experts talked about the prices of such housing, noting that the premium class of Altai real estate turned out to be at the level of Moscow.

The size of the exhibition is 257.9 thousand square meters. m. The largest share of the offer (90.1%) is located in Barnaul, where 37 projects are being implemented.

Elena Chegodaeva, Head of the Analytics and Consulting Department at NDV Real Estate Supermarket, noted that Altai has great development prospects, attracting investors and developers.

By housing class, most of the market belongs to the comfort class (75.8% in 31 projects), the business class accounts for 23.2% in 11 projects, and the premium segment represents 1% of the supply in two projects. The offer of housing by class varies depending on the location. For example, in Barnaul, most of the offer is presented in comfort class (78%), in Novoaltaysk, business class accounts for 69.1%, and a premium class project is under implementation in the Biryuzovaya Katun SEZ.

The average cost of a "square" in new buildings here is 157.5 thousand rubles with an average lot price of 8.7 million rubles. In Barnaul — 159.6 thousand rubles with an average apartment price of 9.1 million rubles. In Novoaltaysk — 99.3 thousand rubles, and the average price of housing — 4.5 million rubles.

The highest weighted average price was recorded on the territory of the Turquoise Katun SEZ — 677.7 thousand rubles. The most expensive housing is located here, with an average price of 26.9 million rubles. This price level is comparable to the prices on the market of "old" Moscow. By the deadline, most of the supply (43.5%) falls in 2026, 16.4% of the supply will be completed in 2025, 12% in 2027, 5.8% in 2028, 9% in 2029, 11.7% in 2030. Only 1.7% were commissioned.

Earlier, on February 5, it was reported that almost half of the Russians surveyed linked their plans in 2025 with the solution of the housing issue. One in eight (12%) plans to start saving and save money to buy a home, 10% of respondents plan to sell an apartment. This is stated in the research results of the company Level Group.
