Experts named the cities with the smallest studios in new buildings.

The top five cities in which residential complexes (LCCs) with a minimum area in this segment of apartments are currently being built are Moscow, Voronezh, Nizhny Novgorod, Rostov-on-Don and Krasnoyarsk, follows from a joint study by the Etagi Analytics center and the Development-South construction and investment company. The results were reviewed by Izvestia on February 27.

Moscow, with a residential complex in the southwest of the city, took the first place. The studio area is 14.1 sq. m. The house is planned to be commissioned in 1.5 years, the developer classifies it as a "comfort" class. The cost of 1 sq. m. m is almost 439 thousand rubles. The buyer will have to pay about 6.2 million rubles for such a studio.

Voronezh is in second place, where construction of a residential complex has begun, where it is possible to purchase a studio with an area of 14.8 sq. m. The house is planned to be commissioned in 2029. The cost of the "square" is 176 thousand rubles. The developer is asking for almost 2.6 million rubles for a similar apartment.

Nizhny Novgorod is in third place, with a residential complex on the outskirts of the city, in close proximity to the airport and 10 minutes from the metro station. Studio area of 17.1 sq. m. m will cost the buyer 3.5 million rubles. The cost of 1 sq. m. m — 205 thousand rubles.

Rostov-on-Don is on the fourth line. The studio is located in a business class building on the riverbank, the residential complex was commissioned in the fourth quarter of 2024. The area of the facility is 17.7 square meters, the cost is 3.1 million rubles, or 175 thousand rubles per "square".

Krasnoyarsk takes the fifth place. A residential complex with studios with an area of 17.8 sq. m. is being built in the city. The cost is 1 sq. m. The cost of such real estate is 163 thousand rubles. The studio itself will cost the future owner 2.9 million rubles. The house is promised to be built by the end of 2025.

The study also showed other cities with a slightly larger area of studio apartments. Studios ranging from 18.2 to 21.9 square meters are being built in Krasnodar, Yekaterinburg, Kazan, Perm, Samara and Omsk.

Earlier, on February 5, it was reported that almost half of the Russians surveyed somehow linked their plans in 2025 with the solution of the housing issue. One in eight (12%) plans to start saving and save money to buy a home. This is stated in the research results of the Level Group company.
