The expert gave advice on pre-sale apartment renovation


Before selling the property, it is advisable to put the apartment in order. However, we do not recommend spending too much money in this case, since pre-sale repairs, as a rule, do not pay off, Alexey Orekhov, an interior decoration expert and general director of NATEK, told Izvestia on February 27.
"Major repairs, such as replacing pipes or ventilation, demolishing or transferring walls, are definitely not needed during the pre—sale preparation of an apartment," he noted.
According to him, it is worth investing in cosmetic repairs if, for example, there was a flood in the apartment or the last repair was done 40 years ago.
"Do a minimum of repairs without using expensive building materials: update the wallpaper or align and paint the walls and ceiling, lay linoleum on the floor. This will make the apartment neat and slightly renovated, it will look good in the photo in the advertisement for sale," advised Orekhov.
If you plan to make cosmetic repairs to the walls in the apartment, it is recommended to opt for light shades. The expert explained that this option looks modern and unobtrusive and will make a pleasant impression on the future buyer. At the same time, you should not get carried away with "decorations" — decorative panels, stucco, and so on, since, firstly, it is expensive and will not pay off. Secondly, the new owner is likely to redo such repairs in the first place.
To make the apartment look more expensive, you can replace the sockets and switches with inexpensive, but modern models and change the faucets on the sinks in the bathroom and kitchen, Orekhov added.
"An apartment with a fresh renovation may well be sold for 15-20% more expensive. Renovation of a one—room apartment in Moscow will cost you about 200 thousand rubles along with materials, in a two-room apartment it is twice as expensive - 380-450 thousand rubles. Prices are significantly lower in the regions and are different everywhere. For example, in the Kurgan region, you can meet the amount of up to 100 thousand rubles by repairing both one—room and two-room apartments," he said.At the same time, the expert added that new repairs can not be done and at the same time not lose in price, since in addition to repairs, the buyer is attracted by such moments as the proximity of metro stations and other public transport stops, well-developed infrastructure, and the quality of buildings.
"As a rule, sellers do not repair an apartment for sale, but make a discount. Buyers usually ask for a 10-15% discount," concluded Orekhov.

Such data follows from the results of a survey conducted by MAXIMUM Education. Another 15% of respondents plan to visit a new country on vacation, and 12% plan to help their child with admission.
